Buying as a foreigner
Can I buy property in Israel if I'm not a citizen or resident?
Yes. Foreign nationals can buy and fully own apartments and houses in Israel. Non-residents face different mortgage limits and purchase-tax brackets than residents, and new olim are eligible for reduced purchase-tax rates within a window around their aliyah date. We structure the purchase around your status and timeline.
Do I need an Israeli bank account?
For most purchases, yes, and for a mortgage, always. We help open the account, prepare the source-of-funds documentation Israeli banks require, and plan the transfers so nothing is delayed at closing.
Do I need to fly to Israel?
Not necessarily. With a power of attorney, video viewings and our team on the ground, clients complete purchases entirely remotely. We recommend one visit for the final shortlist and will organise a viewing trip around it.
Money & mortgages
Can I get an Israeli mortgage while living abroad?
Usually yes. Israeli banks lend to non-residents, typically up to around 50% of the property value, based on foreign income and assets. Residents and new olim can often borrow more. Our advisor prepares the file so approval is fast and the terms are competitive.
What taxes and costs should I budget for?
Purchase tax (mas rechisha) on a sliding scale depending on your status and the price; attorney and registration fees; and, for new builds, VAT is included in the price and there may be index-linking on staged payments. We give you a full cost sheet before you commit to any property.

New builds & the process
Is buying pre-construction safe?
It can be very worthwhile, and it carries specific risks: delays, specification changes and financing gaps. Israeli law requires developers to secure your payments with a bank guarantee or equivalent. We verify the guarantee, the permit status and the developer's track record before you sign anything.
How long does the whole process take?
Typically 3 to 6 months for a ready apartment from discovery call to keys. Pre-construction follows the build schedule, with staged payments over 1 to 3 years.
Can you manage the apartment if I'm not moving yet?
Yes. Our after-purchase service covers rental management, maintenance, va'ad bayit and Arnona, with monthly reporting, until you're ready to move in.
